Joe is incredibly thorough - the reports run 90+ pages with photos for every single finding, clear categorization of what’s urgent versus cosmetic, and genuinely helpful explanations rather than just a checklist. He caught significant structural framing issues in a garage that could have been an expensive surprise down the road, along with roof and safety items that gave me real leverage in negotiations. Reports are easy to read even if you’re not in construction, and he’s responsive to follow-up questions.

This experience was incredible; not only was the initial communications, disclosures and payment simple, the whole process of walkthrough and report reading was as well. Joe took the time to really look at the property and then took even more time showing me everything, good and bad. I spent an hour walking around and chatting; he was very patient with me and answered all my questions even after I left. This is a tricky business of trust and not just "your realtor called a buddy", and I would say, that I would engage Joe anytime I needed an honest, non-bias inspection.

Our experience with Joe was great! He did a home pest and dry rot inspection as well as a whole home inspection on two different houses.
